What is a building survey and who needs one?
A building survey is a full health check for your property and provides detailed and comprehensive reporting relating to its structural condition as well as advising on any defects present, and repair or maintenance requirements.
Building surveys are most commonly conducted for buyers pre purchase, or for incoming tenants prior to taking on a new lease. They can also be conducted for owners and occupiers wanting to know the condition of their property prior to sale or renovation, or at any time in the property’s lifespan to give an in-depth understanding of its structural state and condition.
Surveys are suitable for every type of property and are particularly recommended for older, larger or non-traditional premises’, those that have been extensively altered or those with major conversional or renovation work planned.
What do we do?
We offer full structural building surveys and condition reports for all types of commercial and residential property. We are unable to offer homebuyers reports as we don’t feel they provide enough detailed information for our clients.
Following a thorough inspection of all accessible areas of the property, our surveyors produce a comprehensive report that comments on all aspects of the property’s general condition and highlights whether there is any evidence of structural movement, both historic and active, timber defects, and issues relating to dampness.
We can also advise on any construction, extension, alterations or repairs you may want to make to the property and answer any specific queries or questions you may have.
Building surveys can be combined with schedules of conditions or valuations for cost saving benefits.
