What do we do?

Our Chartered Building Surveyors provide full structural pre-sale building surveys for all types of residential and commercial property, including flats and properties of non-standard construction on behalf of property owners looking to sell.

Following a thorough inspection of all accessible areas of the property, you will receive a detailed building survey that provides a complete overview of the property’s condition and structural health.

We will alert you to any issues that could be flagged by potential purchasers to ensure you are prepared for any haggling that may occur as a result of the buyers pre-purchase building survey, or so you can take steps to fix any issues found before putting the property on the market. We will also advise on works that could increase the value of the house and make it more saleable.

Our aim is to assist you in making an informed financial decision relating to your property and our pre-sale building survey will provide you with essential information about the property to give you the best chance of receiving the best sale price possible for your property in the current market.

Frequently asked questions about seller surveys

What is a pre-sale survey?

A pre-sale survey is an inspection of a property before it goes to market. The property owner is the client, and the survey is undertaken to advise them of any issues that may arise during a buyer’s survey and provide guidance on repairs that could increase saleability.

Why should a seller get a survey?

A seller should instruct a pre-sale survey to reduce the’ surprises’ that may arise during a survey conducted on behalf of a purchaser. The surveyor will identify any potential issues, enabling the seller to undertake fixes prior to the sale. Moreover, the pre-sale survey will pre-warn the seller so they can prepare for any haggling that may occur during the sales process.

Moreover, a pre-sale survey can help by checking and ensuring that you have the correct documentation for extensions or building works that have been carried out at the property (such as Planning Approval and Building Control Certification). Often, not having the correct documentation can mean that delays occur, or in a worst-case scenario, a potential purchaser may drop out of the sale.

How do you conduct a pre-sale survey?

A RICS-qualified surveyor will thoroughly inspect the property. Before surveying the property, the surveyor will speak with the client/owner about any specific areas the seller would like special attention to be given. The surveyor will then assess the property before preparing a report and speaking with the property owner about issues and any recommendations.

Should I get a RICS survey?

A survey conducted by a RICS surveyor can help you sell your home. A professional survey will report on the current condition of your home and warn you of defects. It will also flag areas that may delay the sale or cause price reductions later in the sales process. Even if you don’t sell, the surveys have considerable value; warning of defects will help you avoid escalating repair and maintenance costs in the future.

How much does a pre-sale building survey cost?

You can expect to pay a fixed fee between £750 and £1200 plus VAT for a straight forward residential survey but larger or more complex properties will be more costly. The exact cost will depend on a number of factors including the size, location and age of the property.

The prices above are indicative only. We cannot give you an exact quote until you have confirmed the property inspection address as every property is different. The professional fees payable will always reflect the particular requirements of your property and the time which it is anticipated will be devoted to the matter.

When selling a house, who pays for the survey?

The buyer usually pays for and arranges a house survey in England and Wales. The survey is typically carried out after the seller accepts the buyer’s offer but before the exchange of contracts. In the case of a pre-sale survey, the property owner (or seller) arranges the survey for their own information and benefit.
