Market commentary

The commercial market remains active despite the time of year and we are seeing strong levels of interest on all types of freeholds be it office, retail & industrial for owner occupation or investment, development & land.  We continue to see industrial rents & yields harden which we are also seeing on investment opportunities generally. 

Demand for Industrial leasehold opportunities remains strong with supply continuing to be an issue, this in turn continues to push industrial rents up – simple supply and demand.  Many clients are seeing notable increases in their rents received following a lease event or re-letting of their industrial units.

Commercial sales and lettings highlights

Retail letting in High Wycombe

40-41 Oxford Street, High Wycombe is a 2,267 sq ft ground floor retail unit in a secondary location that was let to Saucy Chef. The quoting rent was £25,000 per annum. 

Investment sale in Maidenhead 

The Arena, Stafferton Way in Maidenhead, a 27,671 sq ft premises was sold for £1.8 million.

Blandy House within Maidenhead town centre is a mixed use investment comprising retail, office and residential units. The 6,944 sq ft building sold to a local investor. Offers were invited in the region of £2 million. 

70 – 72 St Mark’s Road is a 6,413 sq ft mixed use office and medical building that sold to an owner occupier who intends to lease part of the building out.  

Industrial lettings in Maidenhead 

Unit 10, Cordwallis Park is a modern , 7,214 sq ft warehouse unit quoting rental of £11.50 p.s.f 

Unit 11, Cordwallis Park, Maidenhead was let in November 2018. The modern warehouse unit is 6,497 sq ft and had a quoting rent of £11.50 per square foot. 

Investment sale in Windsor 

113-117 Springfield Road in Windsor was sold as a retail, storage and multi let garages investment. The 12,988 sq ft investment had a quoting price of offers over £800,000. There was an excellent level of interest. 

Investment sale in Reading

40 Ivanhoe Road in Reading was sold with vacant possession to owner occupiers. The two storey 4,200 sq ft office building is located on the Hogwood Estate and had a quoting price of £550,000.
