The M40 / M4 corridor office market has improved with a small increase in enquiry levels seen however take up remains low. Industrial property continues to remain in strong demand and a surprise in recent months has been an increase in retail property interest. Rents for industrial premises continue to increase due to supply and demand.
The 10,000 sq ft + office market has seen a small increase in enquiry levels but as this kind of space is typically taken by international firms with a European trading arm, many of these firms are reluctant to take on additional overheads without knowing the tax implications after Brexit, and the market is feeling the effect. We’re cautiously optimistic that the office market will continue to catch up again once more certainty around Brexit exists, and as long as landlord and tenant expectations are managed accordingly, there are still deals to be done.
