How to hire the right property professional for your needs

With such a wide range of property services available, choosing the right property professional for your needs may seem daunting initially. Perhaps you’ve worked with one or more property professionals in the past but you’re interested in hiring a company that can support you in a number of different areas. Here’s how to find the right property professional for your property needs.

Identify your goals and requirements

The first step to finding the right property professional for the job is to identify your short and long-term goals for your property, looking not only at your immediate requirements but also your potential requirements months or even years into the future. 

Every property has a life cycle and different professional property services are needed at every stage of that cycle. You may be in the early stages of a development and in need of a comprehensive feasibility study or assistance with planning. You may be immersed in the build stage or have completed a build and need help selling or leasing your property. Perhaps you’re inhabiting your commercial or residential premises and need assistance with leases, dilapidations, building project management or a Party Wall dispute. Or you may be further down the line still and in need of a property professional who can support in the demolition and environmental recovery process.

If the same firm is able to help you at different stages in your property’s life cycle, it will provide continuity and a seamless transition from one stage to the next.

Look for local or property-specific experience

A good starting point is to look for an independent firm of Chartered Surveyors. You can use the RICS – find a surveyor tool for this, When you have made contact, ensure the firm is able to demonstrate experience within your locality, service required or with your specific property type.

Why is this important?

A company familiar with your local area or the specific type of property you have such as thatched or listed building is likely to have worked on developments similar to your own which will have set a precedent, enabling the company to fast-track you through resolving challenges. The company will have strong connections with other property service providers such as solicitors, insurers and lenders, and understand the rental market and value of your property.

Again, a professional with experience of specific property types will bring a razor sharp understanding of legislation and potentia issues relating to your project, as well as how to best develop, market, lease or maintain the property, depending on your requirements.

Ask questions

Before you hire a property professional for your project, the individuals or companies you meet with will expect you to have lots of questions and will be happy to answer them. As well as questions about the specific services you need and how they relate to your project, you will also want to know:

  • What are the firm’s credentials?
  • Will you have a dedicated point of contact?
  • Are the company fees transparent? How will they be structured?

Choose property professionals who belong to accredited professional regulatory bodies

Another sign that you’ve hired the right property professional for the job is that they belong to the appropriate professional bodies. Properly accredited firms will come under a great deal of scrutiny before quality assurance is given, giving you peace of mind that your project is in safe hands. The Royal Institution of Chartered Surveyors (RICS) is the UK’s leading professional body for the property industry.
