We invite proposals on an unconditional basis for the purchase of the freehold interest of the subject site. We give information for your guidance, which we hope will assist you. Description:
The site is located on the junction of Woodlands Park Road and Waltham Road in Woodlands Park, Maidenhead and consists of a flat and level site formerly known as Hammants Garage. The site is located approximately 3 miles to the north east of Maidenhead Town Centre. Maidenhead is a vibrant Thameside Town with a good commercial and residential centre.

The site is extremely well located for road and motorway networks, and has the benefit of good communications via the A404(M) to the M4 and M40 Motorways respectively. Maidenhead Mainline Station is located within approximately 3 miles with regular services to London Paddington to the east and Reading to the west.

Heathrow Airport is located within an approximately 25 minute drive. The site comprises approximately 0.67 acres (0.27 ha). The area of the site is edged red on the enclosed plan (Appendix I).

Planning and background:
Planning Permission was granted by The Royal Borough of Windsor & Maidenhead on the site (Appn. No. 05/01587) on 19th July 2007 for:-

“Demolition of existing garage and erection of 13 Houses comprising 6 No. 4 bedroom and 7 No. 3 bedroom together with associated parking and access road”.

The plans associated with this Planning Consent and a subsequent minor amendment are available to view at the Royal Borough of Windsor & Maidenhead by prior arrangement with the Planning Department.

After the Planning Permission was granted it subsequently became apparent that not all of the land upon which Permission had been granted was within the ownership of the freeholder. Therefore, in order to implement this consent the missing portions of land will need to be acquired. However, your offer cannot be made subject to these acquisitions.

This Planning Permission has however, established the principle of residential development on the subject site and by studying the documentation associated with the Planning Application, it can be noted that the local residents are strongly in favour of a residential development in this location. Infrastructure:
No detailed enquiries have been made to the statutory undertakers regarding the availability of services. Although we understand these are available within Waltham Road/Woodlands Park Road or nearby and have capacity for the development, you should satisfy yourselves as to their adequacy and availability.

Ground conditions:
No Geo-Environmental Investigations or Ground Contamination Desk Studies have been prepared, and you should make your own enquiries with this regard.

Method of disposal:
Proposals are invited for the freehold interest of the entire site, outlined in red on the attached site location plan.

ii. Please ensure that a letter confirming your method of funding is included within your offer.

Tenure and Title:
We understand that rights were reserved in a transfer on 23rd July 2007 for 3 Woodlands Park Road (adjacent property) to use any services crossing the subject site.

However, we are unaware if any services currently exist and you will need to make your own enquiries with this regard.
