Location:
The site is located on the northern boundary of the grounds of Great Marlow School, immediately to the South of Wycombe Road, and approximately ½ mile from the Town Centre. Marlow is an affluent Thameside Town with a vibrant commercial and residential centre.
Description:
The site is well located for road and motorway networks, and has the benefit of good communications via the A404 to the M40 and M4 Motorways respectively, together with a regular rail link to Maidenhead Mainline Station, and thereon to London Paddington to the east and Reading and Oxford to the West. Heathrow Airport is located within an approximately 30 minute drive.
The site is generally level and comprises approximately 3.95 acres (1.6 ha) of surplus playing fields on the Northern Boundary of Great Marlow School, with the proposed access to be via Wycombe Road. Vacant possession of the site will be offered upon completion.
Planning and Background:
The site has Outline Planning Permission (Application No. 07/06085/OUT) with all matters reserved, except for access. The Permission achieved currently limits any development to 50 units. However, we attach a letter from Peter Taylor Associates Ltd (the Architects), together with a letter from Wycombe District Council dated 24th November 2005 stating that they would consider “a range of development for the site of between 55-60 dwellings”.
Attached are documents associated with the Planning consent, a list of which is shown on Page17 of this document.
A copy of the Section 106 is included and full account should be taken of all the contributions and conditions when considering your bid for the site.
Infrastructure:
No detailed enquiries have been made to the statutory undertakers regarding the availability of services. Although we understand these are available within Wycombe Road or nearby and have capacity for the development, you should satisfy yourselves as to their adequacy and availability.
Ground Conditions:
No Geo-Environmental Investigations or Ground Contamination Desk Studies have been prepared, and you should make your own enquiries with this regard.
Offers should be made subject to site and soil survey.
Method of Disposal:
Proposals are invited for the freehold interest of the entire site, outlined in red on the attached site location plan with the benefit of the Resolution to Grant Outline Planning Permission. Offers are to be made on the basis of:
Full vacant possession.
Proposals are to be made on an unconditional basis, and Subject to Contract and Site and Soil Survey only. Unconditional bids that offer the highest degree of certainty will be given priority.
An overage statement should also be provided, which offers further sums if an improved Planning Consent is obtained.
Offers should take full account of not only the Contributions required under the Section 106 Agreement, but also the restrictions upon completion and occupancy of the development, as linked with the Sports facilities. Therefore, phased payments to cover this issue would be considered.
Please ensure that a letter confirming your method of funding is included within your offer, together with a copy of the last 2 years Trading Accounts.
Please attach the details of two referees who can be contacted to confirm your ability to perform and complete this transaction.

Once all bids have been received, discussions will take place with Developers whose bids may be of interest to enable the Governors of Great Marlow School to consider the ability of bidders to perform, and to discuss the level of their bids.
Bids will be evaluated on the following criteria, and order of importance as follows:
Highest unconditional purchase price, together with proof of ability to fund the development.
Ability to meet the proposed timeframe.
Level of overage proposal.
