Introduction:
We invite proposals on an unconditional basis for the purchase of the freehold interest of the subject site. We give information for your guidance, which we hope will assist you. Whilst care has been taken to ensure that, to the best of our knowledge, the information contained in this document is as accurate as possible, no warranty is given in that regard.
Description:
The site is located on the redundant Christ Church site, Hobby Horse Lane, Sutton Courtney, a village on the outskirts of Didcot and approximately 3 miles from Abingdon. The site sits on the edge of the development area of the village and has views over open fields to two sides.
Sutton Courtenay is a highly desirable village which is in high demand as a residential location. The centre of its village still retains much of its original character and charm which adds to its attractiveness as a location.
The site is well located for road and motorway networks, and has the benefit of good communications via the A34 and A40 to the M40, together with a regular rail link from Didcot Mainline Railway Station to London Paddington (within approx 45 minutes).
The site is generally level and rectangular in shape, and comprises approximately 1.07 acres (0.43 ha).
Planning and Background :
The site has a Detailed Planning Permission, granted at Appeal (Application No. SUT/193841/1 and Appeal Ref: APP/V3120/A/07/2050683) for 9 x 2 bedroom cottages and 6 x 3 bedroom cottages and associated garaging and parking. A copy of this Appeal Decision is enclosed.
Associated plans are also attached.
The Consent is subject to an accompanying Section 106 Agreement, a copy of this can be made available.

40% of the dwellings are to be provided as Affordable Housing, which are to be a combination of social rented and shared ownership units. However, the number of shared ownership units must not exceed two.
Infrastructure:
No detailed enquiries have been made to the statutory undertakers regarding the availability of services. Although we understand these are available within Hobby Horse Lane or nearby and have capacity for the development, you should satisfy yourselves as to their adequacy and availability.
Ground conditions:
A Geo-Environmental Investigation has been carried out and a copy of this is enclosed on the accompanying CD Rom. A Topographical Survey has also been undertaken and a copy of these plans are also attached. We also understand that a water course needs to be diverted to the front of the site, a plan showing details of this will be e-mailed to you in a pdf format, with associated correspondence attached herewith.
Method of dispersal:
Proposals are invited for the freehold interest of the site, outlined in red on the attached site location plan, with the benefit of Detailed Planning Consent.
Offers are to be made on the basis of:-
i. Full vacant possession
ii. Proposals are to be made on an unconditional basis, and Subject to Contract only. Unconditional bids that offer the highest degree of certainty will be given priority.
iii. An overage statement should also be provided, which offers further sums if an improved Planning Consent is obtained.
iv. Offers should take full account of the Contributions and stipulations required under the Section 106 Agreement.
v. Please ensure that a letter confirming your method of funding is included within your offer, together with a copy of the last 2 years trading accounts.
vi. Please attach the details of two referees who can be contacted to confirm your ability to perform and complete this transaction.
Please ensure that your bid is returned to Kempton Carr Croft’s offices, marked for the attention of Malcolm Kempton/Trina Froud by 12 noon on Monday 13th October 2008.
Once all bids have been received, discussions will take place with Developers whose bids may be of interest to enable the vendor to consider the ability of bidders to perform, and to discuss the level of their bids.
Our clients do not undertake to accept the highest or indeed any of the offers received.
Tenure and Title:
The site will be available freehold with full vacant possession.
A covenant currently exists on the site in favour of the Anglican Church from whom the site was originally purchased. However, this has been resolved in principle, and the lifting of this covenant is currently being documented.
A possessionary defective title also exists. However, this has been insured against and a copy of this policy is attached on the accompanying CD Rom.
