Our team of highly trained and experienced Chartered Building Surveyors provide a comprehensive service on all types of commercial and residential property. Our Services include the following:-
Commercial Building Surveys
Kempton Carr Croft undertake Building Surveys on commercial properties mainly pre-purchase, prior to a tenant taking a lease on premises or before building work is carried out. Our survey reports can assist with the decision making process, including budgeting, and with the negotiation of deals. We are also able to undertake Valuations in connection with pre-purchase Building Surveys, reducing the cost to the client.
Residential Building Surveys
We carry out Building Surveys on residential properties mainly on behalf of purchasers. We are able to offer specialist advice on historic forms of construction including timber framing and thatched roofs. We are able to provide bespoke advice relating to such matters as alterations and extensions. We provide HomeBuyer Surveys on residential properties where clients require a lower cost option. We are also able to undertake Valuations in connection with Building Surveys, reducing the cost to the client.
Defects Analysis
We undertake inspections of residential and commercial property in order to report on specific issues of concern to the client. Matters we are able to advise on are wide-ranging and include structural movement dampness and timber defects. This service can include the specification and procurement of any necessary remedial work.
Dilapidations
Schedules of Dilapidations can be prepared by Kempton Carr Croft for landlords of commercial properties during, and at the termination of leases. We provide advice and negotiate on behalf of landlords in some cases and defend tenants dilapidation claims in others. Where Section 18 valuations are required under the Landlord and Tenant Act 1927 in connection with dilapidation claims we are able to provide this service in house.
We also prepare Schedules of Condition at the commencement of commercial leases where tenants have limited repair and reinstatement obligations.
Party Wall Surveyors
We act as Party Wall surveyors on behalf of Building Owners and Adjoining Owners in connection with building work to party structures, near adjacent buildings or on the line of junction between land in different ownership. We provide initial advice to property owners, serve notices, negotiate party wall awards, and undertake the associated monitoring of building work. Our party wall surveyors also act as the Third Surveyor when nominated and called upon by other surveyors preparing Awards. We regularly act as the Agreed Surveyor when appointed to act for both the building owner and the adjoining owner, which often saves time and costs.
Building Contract Administration and Construction Monitoring
Kempton Carr Croft provide comprehensive services relating to repairs, refurbishment, extensions and new build projects. We are able to undertake feasibility studies, cost analysis, prepare specifications and provide advice regarding procurement methods. We undertake the role of Contract Administrators under the terms of JCT contracts. We are able to provide an inspection and monitoring services for clients and funders, and to act as client's representative on Design and Build contracts.
We work with Architects and Structural Engineers when required to provide a full consultancy service. We also act as Health and Safety Planning Co-ordinators under the Construction (Design and Management) Regulations.
Insurance Valuations and Claims
We undertake reinstatement valuations of all types of residential and commercial properties.
In the event of loss being suffered we are able to carry loss assessment on behalf of the insured, and provide advice relating to repair and reinstatement work.
Expert Witness
Our Chartered Building Surveyors are able to provide Expert Witness reports and have experience of giving evidence in Court. Subject areas include such matters as construction, dilapidations and professional negligence.
